In Southern California, it is important to get your home listed in the local MLS and the MLS Alliance System to maximize coverage. Out of area relocations will be your 2nd largest source of potential buyers. Do not neglect them.

What is the MLS® and why do I need it?

MLS is the abbreviation for Multiple Listing Service. With RealtyNode.com, your home will always be listed in the MLS. The Multiple Listing Service is a database of virtually all the homes that are for sale in the United States. “Virtually” means that most sellers choose to add their property into this database and the maintainers of this database charge a fee. The big advantage to sellers is that the MLS is the No. 1 resource used by buyers through their agents to locate homes.

Real estate agents use the MLS systems on a daily basis usually as their only source of real estate availability and past sale data. Properties that are not listed in the MLS (usually those being sold by their owners) will not be exposed to this vast market of potential buyers and their Realtors®.

Can I add my property to the MLS or Realtor.com® without a Realtor?

No. Only Realtors® who pay the MLS dues and are in good standing with the Board of Realtors can add properties to the Multiple Listing Service (MLS). Realtor.com will only post properties in recognized MLS databases from around the country. Do not be fooled by the many other sites that offer to advertise your home for a fee. Many of these sites do not list your home in the genuine Multiple Listing Service (MLS).

What is the MLS Alliance and how will it help me?

The MLS Alliance is collection of local/regional MLS Systems into one very large MLS database. Not every area has an MLS Alliance; however, in Southern California and certain other areas that do have an MLS Alliance, it has become the most used tool of Realtors, when searching for properties out of their local area.

The MLS Alliance dramatically increases your potential pool of qualified buyers by "casting a wider net" and making your home available to potential buyers that may be out of your regional MLS area whom wish to move or relocate to your area. When you list your home with RealtyNode.com, and a MLS Alliance is available, your home will be listed at no additional charge!

How long does an MLS Listing last?

We list your home for 6 months; however, you may extend this term indefinately if you choose. MLS Rules and Regulations require that you notify us of any change of status on your property. When you accept an offer or close escrow on your property, you need to notify us immediately.

Can I cancel an MLS Listing?

Yes. If you change your mind, and decide not to sell, you are free to cancel your MLS Listing at any time.
