  1. What is the MLS®?
    2. MLS® stands for Multiple Listing Service.

    Basically, the MLS® is a big property warehouse, created by Realtors, for Realtors - sort of like a "home depot." When property is available for sale, it goes in the warehouse. When it is sold, it gets taken out of the warehouse.

    The Realtor members of the MLS® each pay a substantial fee to be members of the MLS® System.

  2. What are the benefits of listing a home for sale on the MLS?

Being placed in the MLS expands a home seller's sales force by exposing the property to all Realtor members of the MLS, who in turn can show the property to a larger pool of prospective home buyers, and creates more demand for the property. The higher the demand, the more pricing power enjoyed by the homeowner - and the quicker a home will sell.

    Recent studies show a home listed in the MLS sells, on average, 50% faster and at a 15% higher sales price than a comparable home not listed in the powerful MLS system. Over 75% of all properties for sale are listed on the MLS.

  3. Can I sell For Sale By Owner (FSBO) and still list in the MLS?

  4. Do I have to sell my home For Sale by Owner (FSBO)?

    With RealtyNode.com we offer an optional Full-Service Brokerage add-on for only 0.5%. Other brokers charge you 3.0% for representation. Why pay more? To utilize our Full Service Brokerage package, contact us when you have an offer to purchase your home, and we will take over.

  5. How does RealtyNode.com differ from the Multiple Listing Service (MLS)?

    6. RealtyNode.com are independent Licensed Real Estate brokers. We assist homebuyers and homesellers. Listing your property with RealtyNode.com means thousands of local Real Estate professionals will view your property and work to sell it for you. In addition, your property will be listed on multiple high-profile Real Estate websites such as Realtor.com, Homes.com and Homeseekers.com.

  6. How long will my property be listed in the MLS?

    7. Your property will remain in the MLS for 120 days, and/or until you instruct us to remove it.

  7. Will Realtors® contact you or I for a showing?

    8. With our FlatFee Power Listing package the prospective homebuyer or his agent will contact you directly. We provide you with a toll-free number that will be advertised and allow you to screen prospective buyers.

  8. How do I make changes to my MLS Listing Information?

    9. You can make changes / modifications online anytime from your control panel. Your changes will post to the MLS within 2-3 business days. The first 3 modifications are completely free and then only $19.99 thereafter. Removing a listing from the MLS or changing the listing status (ie. from Active to Pending Sale) is always free of charge.

    You have full control of the information put in the MLS within the Rules & Regulations of the local MLS.

  9. Do I need to have a lockbox?

    10. No.

    However, unless you are home very often, not having a lockbox means more prospective buyers and their agents may pass on showing your home. If it becomes too difficult for a prospective buyer to view your property, they may very likely pass on seeing your property.

    We recommend using a lockbox as a way of allowing local realtors access to show your home to prospective buyers while you are away. We offer an optional Realtor® Combo Lockbox that you can purchase upon checkout and can be used with our Flat Fee Power Listing Package.

  10. Are there additional fees that I must pay once I pay the flat listing fee?

    11. There are no additional fees you need to pay to RealtyNode.com

    If you are able to find a buyer, who is not represented by an agent, you will keep the buyers' agents' commission.

    When you choose to list with RealtyNode.com you will be asked how much you would like to compensate a buyers agent who brings you a willing buyer. Offering a fair buyer's agent commission will result in your home selling faster, and for more money, as more local agents will be willing to work harder to sell your property. It does not matter to the buyer's agent that you are saving tens of thousands on the listing side commission.

  11. Will Realtors show my home even though I only paid for a flat fee listing instead paying of high commissions?

    12. Yes!

    Realtors work for commissions. When you choose to list with RealtyNode.com you will be asked how much you would like to compensate a buyers agent who brings you a willing buyer. Offering a fair buyer's agent commission will result in your home selling faster, and for more money, as more local agents will be willing to work harder to sell your property. It does not matter to the buyer's agent that you are saving tens of thousands on the listing side commission.

  12. If I find my own buyer, do I still need to pay a selling commission?

    13. No.

    You can choose to prepare the paperwork yourself, or if you feel uncomfortable doing it yourself, you can use our optional Full-Service Brokerage and employ a licensed Realtor from RealtyNode.com to prepare the necessary paperwork and take your transaction to escrow for only 0.5% (paid at the closing of escrow).

  13. What is the difference between your Flat Fee Power Listing and optional Full Service Brokerage add-on?

    14. The Full Service Brokerage is an optional add-on that you can add to our Flat Fee Power Listing Package at the time when a buyer makes an offer on your property. You must first purchase the Flat Fee Power Listing before you can use our Full Service Brokerage add-on.

    With our Flat Fee Power Listing package, you are not represented by RealtyNode.com during the sale of your property and you maintain your For Sale by Owner (FSBO) status. Upon finding a buyer, you can choose to prepare the paperwork yourself, or if you feel uncomfortable doing it yourself, you can utilize our optional Full-Service Brokerage add-on, and get full representation from a licensed Realtor from RealtyNode.com who will prepare the necessary paperwork and take your transaction all the way through escrow for only 0.5% (paid at the closing of escrow).

    If you are uncomfortable with handling all the paperwork and dealing with escrow, we also offer an optional Full Service Brokerage add-on, where a licensed RealtyNode Realtor® will represent you during the transaction, coordinate the escrow transaction and handle all the paperwork for you.
